FOUNDATION & FOOTING:
  • Walls: 10" poured concrete with TUFF-N-DRY exterior waterproofing system.
  • 10 year limited guarantee on basement waterproofing.
  • Foundation drain laid on gravel bed and surround, filter fabric wrapped over gravel.
  • Walkout basements where applicable include 9' ceilings, patio sliding door and two windows (if possible).

FRAMING:

  • Conventional framing with Douglas Fir.
  • 3/4" tongue and groove plywood sub-floor, nailed and glued.
  • 9' first floor ceilings.

INSULATION:

  • Insulation meets or exceeds NYS energy code requirements.

WINDOWS & EXTERIOR DOORS:

  • Pella Proline double hung tilt out or Anderson Narrowline windows with Low-E glass.
  • Screens provided for all windows. Screens may not be installed to avoid damage.
  • Pella or Anderson French doors and sliding glass doors where indicated.

ROOF:

  • GAF Timberline or equivalent 25 year architectural roof shingles on 15 lb. felt with 3' 0 ice-dam material at all eaves.
  • Seamless gutters with downspouts to splash blocks or separate drainage where necessary.

SIDING:

  • Dupont Tyveck or equivalent house wrap on exterior.
  • Grade A Western Beveled Cedar Siding.
  • Finger-jointed Redwood or Cedar exterior trim - back primed and painted white.

HEATING & COOLING:

  • Two zone gas fired Hydro-Air heating and central cooling.
  • Gas fired hot water.
  • Third zone of hot water baseboard heat if finished basement is purchased.
  • All thermostats are digital programmable energy saving thermostats.
PLUMBING:
  • All copper water lines.
  • Gas heat and hot water, gas cook-top and gas dryer hook up.
  • Two exterior frost free hose bibs, one on front of house, one on rear of house.

ELECTRICAL:

  • Underground electrical, television and telephone services.
  • 200 ampere electrical panel.
